How HatiScan works
Verify any Kenya land title in 60 seconds. HatiScan screens every title against 196,000+ verified land-intelligence records and returns a cited Trust Score.
Four simple steps
From a Land Reference number to a cited report — and optional permanent monitoring.
Enter a title or upload a deed
Type a Land Reference number or coordinates, or upload a photo (JPG or PNG) of any Kenya title deed. AI reads the LR number automatically.
HatiScan screens 12 layers
We screen the parcel against 196,000+ verified records — court judgments, gazette notices, road reserves, riparian zones, forest reserves, protected areas, flood zones, and NLC acquisitions.
Get a cited report
A Trust Score, a clear risk breakdown, every relevant record surfaced and cited to its source, and a downloadable PDF — all in under 60 seconds.
Monitor with Land Guardian
Optionally keep a title under permanent watch with Land Guardian — it re-scans for new court cases, gazette changes, and registry updates on your behalf.
What the Trust Score is built on
Every title receives a Trust Score from 0 to 100 based on what HatiScan finds across its intelligence layers. The higher the score, the fewer risks surfaced.
Court Judgments (ELC)
We search Environment & Land Court judgments for litigation, claims, or rulings touching the parcel or its owners.
Gazette Notices
The parcel is cross-referenced against Kenya Gazette land notices — acquisitions, inquiries, and changes of ownership.
Road Reserves
We check whether the parcel intersects a road reserve or a compulsory road-acquisition notice.
Riparian & Flood Zones
We test the parcel against riparian buffers and flood-prone zones that can render building unlawful or unsafe.
Protected & Forest Areas
The parcel is screened against forest reserves and protected areas where private title may be contested.
NLC Acquisitions
We flag any National Land Commission compulsory-acquisition claim recorded against the parcel.

HatiScan is Ardhi Verified's land-intelligence engine. It screens any Kenya land title against 196,000+ verified records — court judgments, gazette notices, road reserves, riparian and flood zones, protected areas, and NLC acquisitions — and returns a Trust Score with every relevant record surfaced and cited to its source.
Enter a Land Reference number or coordinates, or upload a photo (JPG or PNG) of the title. HatiScan reads the parcel, runs it through 12 intelligence layers, and produces a Trust Score plus a clear risk breakdown — usually in under 60 seconds. A free basic check is available before you pay for the full report.
The Trust Score is a 0-100 rating reflecting what the 12-layer scan found. A high score means no significant risks surfaced across the layers; a lower score flags issues — an open court case, a gazette notice, a road reserve, a riparian breach — each cited so you can verify it yourself.
No. HatiScan is an information and due-diligence tool. Our reports and Trust Scores surface and cite public records — they are not legal advice and not a title guarantee. Always engage a qualified conveyancing advocate before completing any land transaction.
Yes. Alongside the document scan, HatiScan pulls dated Sentinel-2 satellite snapshots spanning the last ten years for the parcel and summarises the visible changes between captures.
A basic check is free. A full one-off HatiScan report is KES 499 (local pricing applies in other regions). Conveyancing advocates can subscribe for unlimited scans — see the pricing page for the advocate plans.
